We offer the ~bllowing comments: <br /> <br />General: The entire development site is 5[.91 acres..The propert?' proposed to be <br />developed in this phase ts approximately 30 acres in size and [s generally located on <br />Bunker Lake Btvd at Ramsey Blvd. The sketch plan represents the ? phase of Town <br />Center Gardens. The sketch plan is proposing 184 to,,wzhomes (17 eight-unit buildings <br />and $ six-unit buildings) and 21 single-family lots ~br a total of 205 new units. The <br />townhomes will be subject to site plan review for all other aspects of the proposed <br />development, including but not limited to architectural standards, off-street parking, <br />setbacks, and landscaping. The results of the .site plan review may impact the actual <br />number of cownhomes ~o be developed on the property. <br /> <br />Zonina: The property is currently zoned R-2 Medium Density.- Residential. The R-2 <br />Zoning District allows for town_homes up to 7 units per net acre. The Ci~ has received <br />:_tn application tbr a Comprehensive Plan Amendment and rezoning for the western <br />pot-itoh of the subject property. (noted in green on the sketch plan). If approved, the <br />Comprehensive Plan Amendment to Mixed Use and rezoning to TC-4a would allow up to <br />l0 units per acre. It should also be noted that the combination of single-family lots and <br />townhomes in .r. he northern portion of the Subject Property. will need to be processed as a <br />Plam2ed Unit Development. <br /> <br />Densi. tv: The entire ~o,vn Center Gardens site is approximately '1:c3 <br /> · ~..1 acres.
