It should be noted that. the Par~ Dedication ~e in effect at the <br /> time ot~ final plat approval is w-hat will be charged. <br /> <br />Sidewalks: City Code requires the installation sidewalks along one side of all non cul-de- <br />sac ?,.tsuc streets. ~de ,rinks will need to be shown on the prelimina~ p~at. <br /> <br />l O. <br /> <br />Trail Deve[osment and Tmii Fees: Staff is recommending that a trail be constructed on <br />:he northern boundary of the plat (149tn Ave NW) and the eastern, boundary of :he plat <br />(Ramsey Blvd). Staff will also recommend that the trail .be connected at 149~ Ave and <br />Ramsey 131vd d-u'ough the MenkYeld parcel, and that trail credit be given ~br this portion <br />only. ft should be noted that the Trail fee in effect at the time of final plat approval is <br />what ,,rill be charged. <br /> <br />Open Space: City Ordinances require that at least 40°,/o of the development consist of' <br />open space. Qualila/lng areas include grassed lawns, landscaped areas, g. ardens, naZural <br />areas, l:andscape rock. mulch, wetlands, and ponding areas. At least 10% of the open <br />space must be shown as an easily identi:t2able common area for the use of'the surrounding <br />residents. Please provide this information as part of the preliminary, plat submittal. <br /> <br />Storm,.,vater Manaeement Fee: The City has enacted a stormwater management fee' the <br />payment of this ~'ee. will 5e required prior to recording.the plat. <br /> <br />13. <br /> <br />Sewer and Water Trunk FeeS: Sewer and water trunk fees will need to be paid prior to <br />the t'elease or' the final plat for recording.
