CASE <br /> <br /> PUBLIC HEARING <br /> REQUEST TO REZONE CERTAIN PROPERTY <br />FROM R-2 MEDIUM DENSITY RESIDENTIAL TO TOWN CENTER-4A;. <br /> CASE OF BRIGHTKEYS, INC. <br /> By: Amy Geisler, Associate Planner · <br /> <br />Background: <br /> <br />Brightkeys, Inc. has requested that the City consider rezoning a portion of their property from R- <br />2 Medium Density Residential to Town Center - 4a in order to allow for a subdivision of their <br />land. <br /> <br />The following items are enclosed for your information: <br /> <br />a') Site location map <br />b) Sketch plan of Town Center Gardens 3~d Addition <br />c) Proposed Findings of Fact <br /> <br />Notification: <br /> <br />State statute requires that property o~vners within 350 feet of the subject property, be notified of <br />the public hearing. Notice was sent out to property owners within 700 feet of the Subject <br />Property. <br /> <br />Observations: <br /> <br />As discussed in the previous Comprehensive Plan Amendment case, the applicant has submitted <br />a revised sketch plan based on input received at the August 5, 2004 Planning Commission <br />meeting. The revised sketch plan shows the area under consideration for the rezoning to be <br />compatible with the adjacent Town Center development in both design and density. In order for <br />this to occur, a Comprehensive Plan Amendment to change the subject property's land use <br />coupled with a rezoning to Town Center 4a (TC-4a) is necessary. The TC-4a Zoning District <br />allows Lip to 10 residential units per acre. <br /> <br />Recommendation: <br /> <br />Because of the revisions that have been made to the Town Center Gardens 3rd Addition sketch <br />plan, and the cun-ent and p[mmed land use designation on adjacent properties, Staff recommends <br />approval of the rezoning request from R-2 to TC-4a. <br /> <br />45 <br /> <br /> <br />
