As a part of the Regency Pond 4th Addition <br />plat, the applicant is required to construct a cul de sac at the end of 14gth Ave NW. As proposed, <br />the pavement 'shown on the site plan has a zero-foot setback from the right-of-way of the cuI de <br /> <br />SaC. <br /> <br />At their ()ctt)ber 19, 2004 worksession, the City Council discussed the CNP Storage site plan and <br />the preliminat? plat for Regency Pond 4th Addition. Because of the unusual shape of the subject <br />property, [t is difficult to locate buildings on the site and accommodate the full setback to the cul <br />de sac as required in the E-1 District. Staff would also note that the cul de sac will be used <br />primarily ['or turnaround purposes, and is not expected to carry large amounts of traffic. <br /> <br />The ~3o~rd or' Adjustment recently approved a similar request in the H-! Highway l0 B~,~siness <br />District. <br /> <br /> <br />
