Case #6: Request for Approval of Revised Preliminary Plat for River Bluffs <br /> P.U.D.; Case of Les Miller and Jack Miller <br /> <br />Jack Miller presented the Commission with another revision of the River Bluffs preliminary plat <br />that he drafted since he received the City Engineer's review of the revision scheduled for <br />consideration this evening. <br /> <br />Mr. Jankowski stated that the revision just presented does not make use of Juniper Ridge Drive <br />N.W., a planned through street. He feels the other streets (Juniper Ridge Drive N.W. and Oneida <br />Street N.W.) should be tied in as planned. <br /> <br />Dorothy Stadfelt, 15111 Juniper Ridge Drive N.W., Ramsey - stated her concern is that existing <br />streets aren't being utilized. <br /> <br />Commissioner Hendriksen stated there has been a lot of debate regarding these streets, lie added <br />that the position of this Commission has consistently been that Juniper Ridge Drive was stubbed in <br />at the expense of the developer for a valid planning purpose. That road should be connected and <br />he can see no reason to change it. He added he is not impressed with the "dog leg" to the north <br />connecting with Oneida Street N.W. and in his opinion, there is no reason to go with this <br />proposal. <br /> <br />Mr. Jack Miller commented that they are trying to choose the best plan to benefit everyone. <br /> <br />Ms. Stadfelt presented the original plan from when she first bought her property and stated she is <br />concerned about the proposed easement adjacent to her lot. <br /> <br />Pam Rossing, Erkium Street N.W., Ramsey - stated she has lived in Ramsey for 13 years. She <br />stated she approached Mr. Les Miller last year about lots on the river. She saw the original plats <br />with two cul-de-sacs. Now they are talking about connecting the roads which will encourage more <br />traffic and she doesn't understand the reasoning. <br /> <br />Commissioner Deemer commented roads are developed to be connected. He added it makes it <br />easier for City services to get to the residents such as emergency vehicles, etc. <br /> <br />Commissioner Bawden added he also is not in favor of the proposed revisions. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Bawden to recommend City <br />Council deny the revised preliminary plat for River Bluffs. <br /> <br />Motion carried. Voting Yes: Commissioners Deemer, Bawden and Hendriksen. Voting No: <br />Chairman Zimmerman and Commissioner LaDue. Absent: Commissioners Terry and Thorud. <br /> <br />Commissioner Hendriksen noted that Mr. Wojcik is now present, did not know his case would be <br />moved up on the agenda, and would now like to speak on his own behalf. <br /> <br />Mr. Wojcik stated that what his operation is doing is not something that hasn't been done since the <br />day City Council and Planning and Zoning granted him approval. He inquired of the Commission <br />if it is the repairable cars they don't want at his location. <br /> <br />Commissioner Hendriksen stated he feels Mr. Wojcik missed the intent of his conditional use <br />permit as he is obviously repairing salvageable cars.
