Councilmember Anderson stated if they are talking about handicap accessible, are they talking <br />about a unit where a handicapped person could live or just visit. <br /> <br />Mr. McGee stated handicap accessible does not mean the units are made for handicaps. Any of <br />the units can be changed to make them handicap units and he would like to pre-sell some of them <br />before they make them into handicap units. He stated he would like to supply a handicap section <br />but do not plan on building a whole lot of them unless there is a call for them. <br /> <br />Chairperson Nixt asked what the average is for price of the units. <br /> <br />Mr. McGee stated they would like to have them average $275,000 throughout the entire project. <br /> <br />Chairperson Nixt stated what they should consider is to look at the Ordinances in some of the <br />Communities the developments are in and to look more closely at the structure of the Ordinance. <br />He stated they should have some mandatory green space requirements and mandatory screening <br />and they have a 10% minimum community area and increase this to 20% for some recreational <br />space to take advantage of the green space that is available. <br /> <br />Principal Planner Trudgeon stated they could come back to review the Ordinance and get some <br />more information regarding the other communities. <br /> <br />Chairperson Nixt stated they should take a closer look at what districts these are showing up in <br />so they can see if they are compatible with R-2 district. <br /> <br />Commissioner Brauer stated they should look into the issue of the proximity between structures. <br />Whether the other Ordinances require in addition to park dedication, other amenities. <br /> <br />Mr. McGee stated there is not any community that has any type of amenities other than living <br />space. <br /> <br />Commissioner Brauer stated this could be a very appealing type of structure if it is done well. <br /> <br />Chairperson Nixt stated they are right on the edge in the community for considering something <br />like this. <br /> <br />Mr. McGee stated when they put in for the sketch plan there was not any restrictions and then <br />after that there was a restriction of ten units. He stated he has already made an agreement with <br />Mr. Bidwell to acquire his property and it has been delineated and partially surveyed to record <br />the delineation to determine that there are four units on the property. <br /> <br />Chairperson Nixt stated the development proposed for this is a concept, what are his thoughts. <br /> <br />Mr. McGee stated they would put another sixteen unit and five more twin homes. <br /> <br />Planning Commission/October 10, 2002 <br /> Page 19 of 20 <br /> <br /> <br />
