Absent: Commissioner Terry. <br /> <br />Case #3: <br /> <br />Request for Sketch Plan Review of River's Bend 3rd Addition; Case <br />of Oxbow Properties and Ramsey Center Partnership <br /> <br />Mr. Rick Foster and Mr. Art Raudio were present to present the latest proposal for River's Bend <br />3rd Addition. The plat is now proposed to include multi-family units, single family units and <br />commercial lots. <br /> <br />Chairman Zimmerman suggested that City Engineer Jankowski assist the developers in resolving, <br />at the State and County level, what is intended for the intersection of State Highway #47 and <br />County Road #5 in order that accesses to River's Bend 3rd may be lined up accordingly. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Hendriksen to approve the <br />proposed sketch plan for River's Bend 3rd Addition and to direct the developer to proceed to file <br />for preliminary plat approval. Further, that the first 300' of the East/West street within the plat <br />should be amended to accommodate four lanes of traffic, that the private access to the multi-family <br />units in the north end of the plat should be aligned to coincide with State and County plans for <br />State Highway 4/47 and County Road 4/5 and that the North/South street be developed with an 80' <br />right-of-way. <br /> <br />Motion carried. Absent: Commissioner Terry. <br /> <br />Case #4: Request for Site Plan Review; Case of Mike Sjoquist <br /> <br />Motion by Commissioner Hendriksen and seconded by Commissioner Bawden to table this case <br />until Mr. Sjoquist could be present. <br /> <br />Motion carried. Absent: Commissioner Terry. <br /> <br />Case #5: Review Proposed Revision to Street Layout in Hunter's Ridge <br /> P.U.D.; Case of Gerald Bauer <br /> <br />Mr. Jankowski explained that final plat approval had been granted for Hunter's Ridge P.U.D. by <br />City Council, However, the developer has staked the roadway and he'd like to make some <br />adjustments in the plat. The following are the proposed revisions: a) Tiger Street N.W. would be <br />realigned 10 feet to the east to avoid heavy tree growth; b) the Wolverine Street N.W. cul-de-sac <br />would be realigned very slightly to the west to avoid heavy tree growth; c) 167th Avenue N.W. <br />would be realigned approximately 70 feet to the north to avoid drastic topography changes; d) <br />creation of two short cul-de-sacs, one interior to Block 2 and the other in the area of Lots 7 and 8 <br />of Block 4, that would accommodate walk-out style homes that are best suited to the varying topos <br />in those two areas; and e) the connection with Baugh Street N.W. will be a northwesterly <br />extension of Andrie Street N.W. rather than a westerly extension of 168th. <br /> <br />Motion by Commissioner Hendriksen and seconded by Commissioner Bawden to approve the <br />proposed modification to the street alignments in the plat of Hunter's Ridge P.U.D. and to direct <br />the developer to proceed to City Council for a revised preliminary plat and a revised final plat. <br /> <br />Motion carded.
