Under City <br />Code the proposed development dust establish a 60-foot buffer yard, with increased plantings, <br />along all residentially zoned pre sties, the site plan is showing an adequate buffer yard on the <br />eastern border 1but not on its zlotlern border. She indicated the most current landscaping plan is <br />still significantly deficient in t' rrris of shrubs, most notably in both the buffer yards to the north <br />and east. At the :July lsr meeting the Planning Commission recommended a privacy fence <br />between the proposed development and the residential properties to the south, east, and north. <br />The site plan currently shows an 8-foot chain link fence. The proposed site plan received its <br />WMO permit approval on September 16, 2004. WMO approval contained several conditions, <br />including the addition of additional `dead storage' on the Subject Property, and verification that <br />the lowest floor elevations of adjacent homes in Regency Pond are two feet above the 100-year <br />peak flood elevation.
