EXHIBIT B <br />Performance Standards for Parkland Phases <br />The performance standards for construction of the Parkland Phases shall conform to the <br />following, <br />1. All site grading shall include dewatering, finish grading, netlon, 5" topsoil and <br />successful turf establishment. <br />2. All sidewalks and trails adjacent to the parks shall be constructed simultaneously with <br />the park improvements. The trails and/or sidewalks are transportation/safety <br />improvements related to the roadway and are therefore not park related expenses. <br />Any trial and/or sidewalk constructed in lieu of a roadway sidewalk will also not <br />result in a park related expense. <br />3. Lighting on roadways along the exterior of the parks area transportation related <br />expense and will be installed at the same time as the adjacent park. <br />4. All park site furnishings will include a concrete pad. <br />5. The Dcveloper shall continue to provide copies for detailed construction documents <br />to Cif Staff as the benchmark to define quality, character and location of park <br />improvements. The City shall review, critique and approve Developer's proposed <br />amenities and other features for all public parks as plans and specification are <br />provided by Developer and no construction shall commence without written City <br />approval. <br />G. The Developer shall provide the City eopies of construction cost estimates, bid <br />tabulations, schedules and other infonnation related to construction of final park <br />improvements prior to Developer awarding any constriction contract. <br />
