Motion by Councilmember Pearson, seconded by Councilmember Elvig, to contingently approve the Final site plan for the Gateway Retail Building in the proposed plat of Ramsey Town Center 3`d Addition. Final approval shall not be considered granted until the completion of the following: (a) compliance with City Staff Review Letter dated October 7, 2004; (b) final plat approval of Ramsey Town Center 3'd Addition; (c) the Developer entering into a development contract with the City; (d) Best Management Practices that each site needs to use within the Town Center as a condition of the AUAR mitigation element will be based on approval by the City Cngineer. Motion carried. Voting Yes: Mayor Gamec, Councilmembers Pearson, Elvig, Cook, Kurak, Strommen, and Zimmerman. Voting No: None. Case #1.1: Request for Final Site Plan Review of Town Center 3rd Addition, Corner Retail Building; Case of Ramdance, LLC Commur►ity Development Director Frolik indicated Ramdance, LLC has submitted a site plan for approval for the development of a corner retail building on Outlot I of Ramsey Town Center, proposed to be replatted as Ramsey Town Center 3'd Addition. The Landscape Plan reflects that there will be benches and planters on the Sunwood Drive, Zeolite Street and parking lot sides of the building. It is staff's understanding that waste storage for the corner retail building will be accommodated indoors. The selected materials include EIFS integrally treated with color, split face CMU block, precast concrete, brick veneer, pre -finished metal accents and awnings. Staff recommends approval of this final site plan with the revised motion that has been presented to the Council. Councilmember Strommen asked if the same contingency related to AUAR requirements added by Assistant Public Works Director Olson to the previous case should be added to this case. Assistant Public Works Director Olson responded in the affirmative.
