Commission and City Council has previously discussed the need to allow for lesser front-yard <br />setbacks. The recently adopted public/private policy does not address setbacks for townhome <br />units along public streets. Staff`feels that this is an oversight and should be addressed. As part of <br />the Chapter 9 rewrite, the front yard setback for townhouse units along public streets wilt be 25 <br />feet from the edge of the right-of-way. This will ensure a 25-foot driveway and will give a land <br />owner the potential to reach the density prescribed for the land. <br /> <br />In addition to a front-yard setback variance, the applicant is also asking for a variance to the 600- <br />foot cul-de-sac length which will be considered as a separate case by the Board of Adjustment. <br /> <br />Staff Recommendation: <br /> <br />City Staff recommends approval of the 10-foot variance to the 35-foot front yard setback <br />requirement for the proposed plat of Alpine Meadows. <br /> <br />Board Action: <br /> <br />Motion to adopt Resolution #02-05-__ <br />L.L.C.
