CASE # <br /> <br />REQUEST FOR A VARIANCE TO CONSTRUCT AN ACCESSORY STRUCTURE <br />NEARER THE FRONT PROPERTY LINE TI-L42N TI-IF. PRINCIPAL BUILDING; <br />CASE OF STEPHEN ,a2ND RHONDA TRISKO <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />City Code states that detached accessory structures shall not be constructed nearer the front <br />property line than .the principal structure. Stephen Trisko is requesting a variance to construct a <br />garage nearer the front property, line than the principal structure at 16339 Nowthen Blvd. N.W. <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan and Applicant's variance explanation <br />c) Site photos <br />d) Proposed Findings of Fact <br />e) Proposed Variance <br /> <br />Notification: <br /> <br />In accordance with State Statute, Staff attempted to notify property owners within 350 feet of the <br />subject property of the request for a variance. <br /> <br />Observations: <br /> <br />The parcel is approximately 1.87 acres in size, and the house is located approx/rnately 211 feet <br />from the nearest point of the.front property line (or Nowthen Blvd. right-of-way). Mr. Trisko is <br />proposing to construct a garage, which will be approximately 160 feet from the nearest point of <br />the front property line. <br /> <br />The site plan submitted and an on~site inspection reveal that the property contains a significant <br />amount of mature tree growth, irregular grades, drainfield and alternate drainfield site. The south <br />side yard does not have sufficient space for a garage that will meet setback requirements.. <br /> <br />Recommendation: <br /> <br />In the opinion of City Staff, the physical features on Mr. Trisk°'s property justify, the granting of <br />a variance.
