CASE <br /> <br />REQUEST FOR A VARIANCE FOR PLACEMENT OF AN ACCESSORY <br />STRUCTURE NEARER THE FRONT PROPERTY LINE THAN THE <br />PRINCIP,a~L STRUCTURE; CASE OF JOHN D. PURKIS <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Section 9.11.02 of the Ramsey City Code states that no accessory structure shall be constructed <br />closer to the front property line than the principal structure. Mr. Purkis is proposing to construct <br />an accessory building closer to the front property line than the principal structure on the property <br />located at 9061 159~ Lane NW. <br /> <br />The following items .are enclosed for your information: <br /> <br />a) Site location map <br />b) Site survey <br />c) Site pictures <br />d) Proposed Findings of Fact <br />e) Proposed Variance <br /> <br />Notification: <br /> <br />State Statute requires property, owners within 350 feet of the subject property to be notified of the <br />public hearing. Staff sent notices to property owners within 350 feet of the subject property. <br /> <br />Observations: <br /> <br />The subject parcel is 7.15 acres in size and is zoned Planned Unit Development (North_fork). City <br />Code has established 40-feet as the front yard setback line in the rural district. The principal <br />dwelling is located 176 feet from the front property line. The proposed detached accessory <br />building will be approximately 126 feet from the front property, line. Neighboring houses are <br />also located significantly beyond the 40-foot front yard setback line; therefore the proposed <br />detached accessory building will be compatible with surrounding structure setbacks. <br /> <br />The site plan and pictures submitted reveal the property is significantly covered by mature tree <br />growth, steep slopes, a mound system is located on one side of the home and the private well <br />system is located on the other side of the principal dwelling. Wetlands exist along the rear <br />portion of the subject property. These features prohibit construction of a garage in the side or <br />rear yard. <br /> <br />23 <br /> <br /> <br />
