CASE <br /> <br />REQUEST FOR A VARIANCE TO ENCROACH THE FRONT YARD SETBACK <br />CASE OF JEFF AND JEANINE HACKERT <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />The City, received an application from Jeff and Jeanme Hackert who lives at 5600 142nd Avenue <br />to construct an addition onto their e,-,dsting home that would encroach the 40-foot front yard <br />setback restriction for R-IR Single Family Rural properties. Staff conducted an on site <br />inspection of the subject property to gather further data regarding the applicant's variance request <br />on May 29, 2002. During the inspection, Staff learned that the applicant could meet the 30-foot <br />front yard setback for properties located w/thin the MUSA boundary that is being proposed for <br />the R-1 district as part of the zoning code rewrite. The City Council introduced the new <br />residential zoning regulations on May 28, 2002. The City Council will take final action on the <br />new residential standards on June 11, 2002. <br /> <br />Once the new residential ordinance becomes effective, the va.dance will no longer be needed. <br />The applicant will be able to meet the 30-foot setback 1/ne and construction of the addition will <br />most likely not be underway until early July. <br /> <br />BOA: 6.06.02 <br /> <br /> <br />
