CASE #: ~.~ REQUEST FOR A VARL, kNCE TO HEIGHT RESTRICTIONS IN THE INDUSTRIAL DISTRICT; CASE OF MARSI4_zkLL CONCRETE By: Sylvia Frolik, Community Development Director Background: The City received a variance request from Marshall Concrete at 14141 Unity Street N.W. to exceed the structure height restr/ction in the Industrial Distr/ct. The following items are enclosed for your information: a) b) c) d) Site location map Facility Elevation Plans Proposed Findings of Fact Proposed Variance Notification: In accordance with State Statutes, City Staff attempted to notify all owners of property within 350 feet of the Subject Property., of the request for a variance. Observations: Marshall Concrete is proposing to add a second silo to their concrete ready-mix facility in order to keep up with product demand. The silo is proposed to be 61 feet in height; the existing silo is (0/5 feet. City Code restricts structure heights to 35 feet. The 35 foot height restriction is based on the current reach capabilities of the City's fn'e suppression equipment. The City Council included'S630,000.00 in the' 2002 budget for an aerial ladder truck.. The City Council also recently directed the Fire' Chief to solicit bids for an aerial ladder truck with a reach capability of not less than 100 feet. In the inter/m, Ramsey does have a joint powers agreement with the Anoka and Andover Fire Departments for emergency assistance and those departments do have aerial ladder trucks with reach capabilities in excess of 44 feet.
