CASE #: ~.~ <br /> <br />REQUEST FOR A VARL, kNCE TO HEIGHT RESTRICTIONS IN THE INDUSTRIAL <br />DISTRICT; CASE OF MARSI4_zkLL CONCRETE <br /> By: Sylvia Frolik, Community Development Director <br /> <br />Background: <br /> <br />The City received a variance request from Marshall Concrete at 14141 Unity Street N.W. to <br />exceed the structure height restr/ction in the Industrial Distr/ct. The following items are enclosed <br />for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Facility Elevation Plans <br />Proposed Findings of Fact <br />Proposed Variance <br /> <br />Notification: <br /> <br />In accordance with State Statutes, City Staff attempted to notify all owners of property within <br />350 feet of the Subject Property., of the request for a variance. <br /> <br />Observations: <br /> <br />Marshall Concrete is proposing to add a second silo to their concrete ready-mix facility in order <br />to keep up with product demand. The silo is proposed to be 61 feet in height; the existing silo is <br />(0/5 feet. City Code restricts structure heights to 35 feet. <br /> <br />The 35 foot height restriction is based on the current reach capabilities of the City's fn'e <br />suppression equipment. The City Council included'S630,000.00 in the' 2002 budget for an aerial <br />ladder truck.. The City Council also recently directed the Fire' Chief to solicit bids for an aerial <br />ladder truck with a reach capability of not less than 100 feet. In the inter/m, Ramsey does have a <br />joint powers agreement with the Anoka and Andover Fire Departments for emergency assistance <br />and those departments do have aerial ladder trucks with reach capabilities in excess of 44 feet. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the variance. ~ ""t'¢''-'' ~ ~ ,~'~'"'"~--~ ¢...t~xr,,,~~ <br /> <br />Board Action: ~ ~--~n <br />Motion to adopt Resolution #0%06- adopti dings of Fact #~ relating to a request by <br />Marshall Concrete for a variance to the 35 foot height restriction. <br /> <br />-and- <br /> <br />61 <br /> <br /> <br />
