CASE # <br /> <br />REQUEST FOR A VARIANCE FOR PLACEMENT OF AN ACCESSORY <br />STRUCTURE CLOSER TO THE FRONT PROPERTY LINE THAN THE <br />PRINCIPAL STRUCTURE; CASE OF WILLIAM AND ELIZABETH ERHART <br />By: Megan Wald, Associate Planner <br /> <br />I <br /> <br />Background: <br /> <br />Section 9.11.02 of the Ramsey City Code states that no accessory structure shall be constructed <br />closer to the front property line than the principal structure. Mr. And Mrs. Erhart are proposing <br />to construct an accessory building closer to the front property line than the principal structure on <br />the property located at 4740 154~h Lane NW. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Site location map. <br /> b) Site survey and applicant's written request <br />· c) Proposed Findings of Fact Resolution <br /> d) Proposed Variance Resolution <br /> e) Proposed Denial Resolution <br /> <br />Notification: <br /> <br />In accordance with State Statute, Staff attempted to send notification of the variance request and <br />public hearing to all owners of property' within 350 feet of the Subject Property. <br /> <br />Observations: <br /> <br />The subject parcel is 4.5 acres in size and is zoned R-1 Single Family. City Code has established <br />30-feet as the front yard setback line in the R-1 district. The principal dwelling is located 169 <br />feet from the front property line. The proposed detached accessory building will be <br />approximately 90 feet from the front property line. Neighboring houses are also located <br />significantly beyond the 30-foot front yard setback line; therefore the proposed detached <br />accessory building will be compatible with surrounding structure setbacks. <br /> <br />The site plan submitted reveals the property is significantly covered by mature tree growth and <br />steep slopes; and a mound system and alternative septic location is located on the west side of the <br />principal dwelling. These features prohibit construction of a garage in the side or rear yard. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the variance application. <br /> <br /> <br />
