PUBLIC HEARINGS/BOARD BUSINESS <br /> <br />Case #1: Request for a Variance to Front Yard Setbacks; Case of Edina Development <br /> <br />Chairperson Nixt closed the regular portion of the Board of Adjustment meeting at 7:07 p.m. in <br />order to conduct the public hearing. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 7:07 p.m. <br /> <br />Presentation <br /> <br />Community Development Director Frolik stated Edina Development is proposing to subdivide <br />land on the northwest comer of State Hwy. 47 and Alpine Dr. into 112 townhome units. The <br />property is in the process of being rezoned to R3-U which allows for townhomes up to a density <br />of seven units per acre. City Code states that the front yard setback for buildings located in the <br />R3-U Zoning District be setback 35 feet from edge of the right-of-way of public roads. The <br />applicant is requesting a variance to have the townhouse units setback 10 - 25 feet from the right- <br />of-way. She noted this setback variance is corrected from that which was stated in the Staff <br />Report. She also noted on the enclosed Resolution for approval, number 2 is incorrect and is <br />corrected on the Resolution she distributed at the meeting. <br /> <br />Citizen Input <br /> <br />Gary Rudy, Edina Development, stated he was available for questions. <br /> <br />Motion by Board Member Johnson, seconded by Board Member Kociscak, to close the public <br />hearing. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Board Members Johnson, Kociscak, Brauer, <br />Reeve, Sweet and Watson. Voting No: None. Absent: None. <br /> <br />The public hearing closed at 7:08 p.m. <br /> <br />Board Business <br /> <br />Chairperson Nixt called the Board of Adjustment meeting back to order at 7:08 p.m. <br /> <br />Chairperson Nixt stated this seems to be more of a policy matter, and he would rather leave this <br />to the Council's discretion. <br /> <br />Board Member Johnson questioned where the Council is on these issues. <br /> <br />Board of Adjustment/April 4, 2002 <br /> Page 2 of 4 <br /> <br /> <br />
