He questioned if the detached townhouse units would have <br />brick. <br />Mr. Roessler reported the front of the units would have brick or stone. <br />Commissioner Anderson indicated he was struggling with the proposed unit types but stated he <br />would be willing to listen to future plans from the developer. <br />Commissioner Surma expressed concern with the existing homeowners and how their property <br />rights would be impacted. <br />Steve Bona, Capstone Homes, stated he did not oppose the development of this property. He <br />explained he designed his neighborhood with the understanding the subject property would be <br />zoned R-1. He feared the market would be flooded with too many high to mid -density units if <br />both projects were completed. He believed the Paxmar units did not fit with the character of the <br />surrounding neighborhood and for this reason he encouraged the Commission to keep this <br />property zoned R-1. <br />Chairperson Bauer recommended a worksession meeting be held on this development to allow <br />for further discussion of the project. <br />Community Development Director Gladhill stated staff could set a date for a worksession <br />meeting. <br />Commissioner Brauer stated he would like to see the neighboring property owners involved in <br />the discussions for the proposed development. He did not see how the Planning Commission <br />could move forward on this project until the Commission received direction from the City <br />Council on the Comprehensive Plan amendment. He explained he did not see a compelling <br />reason to change the Comprehensive Plan at this time. <br />Commissioner Brauer encouraged the developer to continue to work with the City and not take <br />the feedback from the Commission as a no. <br />Chairperson Bauer recommended a work session meeting be scheduled if the City Council <br />supports the Comprehensive Plan amendment. <br />Community Development Director Gladhill anticipated that a worksession meeting would not be <br />able to be scheduled until July. <br />6.
