Introduce Ordinance # 17-06 Approving Zoning Amendment to Planned Unit Development (PUD) <br />2. Adopt Resolution #17-06-144 Declaring Environmental Impact Statement Not Needed and Approving <br />Preliminary Plat <br />Purpose/Background: <br />Note: This case was updated on June 9, 2017. The following items were added. <br />1. Staff Review Letter <br />2. Ordinance #17-06 <br />3. Resolution #17-06-144 <br />The purpose of this case is to review a Preliminary Plat for a 293 lot subdivision (245 detached single-family and <br />48 townhomes). The Preliminary Plat also requires the approval of a Planned Unit Development (PUD). <br />Notification: <br />Staff attempted to notify all Property Owners within 700 feet of the Subject Property of the Preliminary Plat <br />Review. <br />Observations/Alternatives: <br />There are a number of layers to the review of this project. Please see the attached review letter for specific review. <br />Topics include, but are not limited to, the following: <br />• Comprehensive Plan <br />• Zoning and Subdivision Code <br />• Collector/Arterial Streets/Cost Share <br />• Park Dedication <br />Detailed review of the proposed subdivision is included in the attached Staff Review Letter. Approval of the <br />Preliminary Plat has several contingencies outlined in the Staff Review Letter and Resolution #17-06-144. <br />Alternatives <br />Alternative # 1 - Approve the Preliminary Plat as presented. Staff believes that the proposed contingencies are <br />appropriate for approval, acknowledging that additional steps are forthcoming. Preliminary Plat is focused on <br />giving approval to layout, with specific agreements and construction plans approved with Final Plat. Staff <br />recommends this alternative. <br />
