CC Regular Session 4. 9. <br />Meeting Date: 09/12/2017 <br />By: Chris Anderson, Community <br />Development <br />Information <br />Title <br />Adopt Resolution #17-09-229 Approving an Amended Development Agreement for Regency Commons Addition <br />(Project No. 16-108); Case of National Self Storage <br />Purpose/Background: <br />The City Council approved a Minor Plat and Site Plan related to Regency Commons in February of this year. At <br />that time, the necessary details to prepare a Development Agreement were not available. Since that approval, the <br />Developer has submitted an Engineer's Estimate of the Required Improvements (excluding the building), which is <br />needed to calculate the sureties and inspection fees for the project. The City Council approved a Development <br />Agreement for the project in June, 2017. Since that approval, the Developer has worked with Anoka County <br />Highway Department Staff and received approval for a phased access to the property. A full ingress/egress access <br />will be constructed in the future upon development of Lot 2, Block 1 and will be located approximately eighty (80) <br />feet north of the initial access point. The paragraph #2 of the Development Agreement has been amended to include <br />language addressing the future construction of the full ingress/egress access. <br />The project itself consolidated three (3) parcels into two (2) parcels and included a Site Plan for the construction of <br />a self -storage facility on the newly created northern lot. The southern lot would be marketed for potential <br />commercial uses outlined in the B-1 General Business District. The attached Development Agreement addresses the <br />improvements related to the development of Lot 1 Block 1 Regency Commons. <br />Notification: <br />Notification is not required for consideration of a Development Agreement. <br />Funding Source: <br />All costs associated with this request are the responsibility of the Applicant. <br />Recommendation: <br />Staff recommends approving the Development Agreement subject to incorporating the revision date of the final <br />plans. <br />Action: <br />Motion to adopt Resolution #17-09-229 approving an Amended Development Agreement for Regency Commons. <br />Attachments <br />Site Location Map <br />Amended Development Agreement <br />Resolution #17-09-229: Amended Development Agreement <br />Form Review <br />Inbox <br />Reviewed By Date <br />
