Assistant Community Development Director Trudgeon advised W. Properties is proposing.to <br />construct a 42,240 square foot office-warehouse facility on a Lot 3. BloCk 1, Gateway North <br />Industrial Park No. 5. He stated Welle Construction and Prism Electric will occupy~ the facility. <br />He indicated the subject property is approximately 3.64 acres in size and iS-zoned E-2 <br />Bnaployment. <br /> <br />Assistant Community Development Director Trudgeon indicated the site plan meets the front <br />yard, side vard, rear yard, and parking/maneuvering setbacks established in CiW Code. The site': <br />plan also complies with off-street parking requirements with 73?:.'p.arl~'~g, stalls being provided. <br />He stated the exterior materials will consist of concrete panels"~hd the ~t:~eture will not exceed <br />28 feet in height. '~?., ,,-- :. <br />which is in compliance ;t.?.:,, ':', ::' :'".:: :,:,":'"' <br /> <br />Commission Input ,: x-~c:. ~-.~7~:-.-,:.;.::.: .... <br /> <br />Chairperson Nixt noted the applicant is:}}~ here, but' ;bvi0fi'~iCfecei~ed the Staff Review Letter <br />if they made chan~es to the plan to comPi'~.,He ~k~d;'hbout po~'ding on the site: <br /> <br />Assistant Commu~ Development Direc~}~dgeon stated the pond would be conveyed off- <br />site. and anticipated to handle additional dev~ment. <br />Chairperson Nixt asked if it is standard to have~5~-6Utside trash hcility for six bays. <br /> <br />Assistant Community Development Direct$~.~Tmdgeon indicated Staff leaves that to the prope~ <br />owner: the City only requires that if-the"~sh hcility is outside it must be screened, but many <br />buildings have trash collection inside the building. <br /> <br />Assistant Community Devetbpment Director Trudgeon noted this is the tenth <br />commercial/industrial plan approved this year, which is a very successful year for Rarnsey in <br />bringing colninerciat development to the city. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Watson to recommend that the City <br />Council grant approval of' the proposed' site plan contingent upon compliance with City Staff <br />Review Letter'dated October 29, 2004. <br /> <br />Motion carried.
