CASE <br /> <br />REQUEST FOR FINAL PLAT REVIEW OF <br />REGENCY POND 4TI4 ADDITION; <br /> CASE OF TSM DEVELOPMENT, INC. <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />TSM Development, Inc. has submitted a final plat application as part of their plan to <br />construct a mini-storage facility on the property generally located on Ramsey Blvd. and <br />Bunker Lake Blvd. The final plat proposes to replat Outlot A of Regency Pond into.one <br />buildable lot and one new outlot. <br /> <br />Thc following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />Draft City Council meeting minutes dated November 19, 2004 <br />City Staff'review letter dated November 19, 2004 <br />Final plat resolution for approval <br />Draft development agreement <br /> <br />Notification: <br /> <br />A public hearing was held at the preliminary plat stage. <br /> <br />Observations: <br /> <br />Outlot A of Regency Pond is proposed to be replatted as Lot 1, Block 1 and Outlot A, <br />Regency Pond 4th Addition. The lot is 4.8 acres and is proposed to be developed as a <br />mini-storage facility with 4 storage buildings. The lot exceeds the one-acre minimum lot <br />size requirement and the 200-foot lot width r'equirement. <br /> <br />The grading, drainage, and utility plans were reviewed as part of the CNP Storage site <br />plan. The City Council approved the site Plan and preliminary plat at the November 9, <br />2004 meeting. The applicant is now requesting final plat approval. <br /> <br />As Council will recall, Staff review letters from the Anoka County Highway Department <br />require that this development provide access to Ramsey Blvd. for any redevelopment on <br />the parcel on the corner of 116 and Ramsey Blvd. The submitted final plat does not <br />~brmally dedicate Outlot A to the City for this purpose; staff is recommending the City. <br />Council either require Outlot A to be dedicated to the City or an easement be drafted to <br />meet Anoka County's requirement. <br /> <br /> <br />
