CASE <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF ROWE ADDITION; <br />CASE OF JOHN ROWE <br /> By: Sylvia Frolik, Community Development Director <br /> <br />Background: <br /> <br />John Rowe is requesting final plat approval of a minor subdivision to pla~t a 2.5. acre homestead <br />from a 40 acre parcel located at 6530 Green Valley Road. The property currently contains one <br />home and the Green Valley Greenhouse operation. The purpose of the plat is to separate the uses <br />and create a 2.5 acre lot for the homestead. The subdivision would facilitate Mr. Rowe's <br />intention to sell the home independent of the business. The following items are enclosed for your <br />infbnnation: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Approved sketch plan <br />Proposed final plat <br />City Staff Review Letter dated November 18, 2004 <br />Proposed Development Agreement <br />Proposed resolution for final plat approval <br /> <br />Notification: <br /> <br />No public hearing is required for a minor subdivisiOn. However, the proposed plat required a <br />variance to the minimum street frontage requirement, which does require a public hearing. Staff <br />attempted to notify property owners within 350 feet of the subject property of the request for <br />variance. <br /> <br />Obse~wations: <br /> <br />The subject property is approximately 40 acres in size and is located in the R-1 Rural Developing <br />Residential District. The minimum lot size in this district is 2.5 acres. Mr. Rowe would like to <br />sell the home on the property to a family member and employee of the greenhouse. A <br />subdivision of the property is necessary in order to sell the home independent of the greenhouse <br />operations. <br /> <br />City Code requires each lot to have a minimum of 200 feet of street frontage on a public road. ' <br />Lot 1, Block l, the existing homestead, is proposed to have 100 feet of frontage on Green Valley <br />Road. Mr. Rowe applied for a variance. The purpose of the variance is that Mr. Rowe wants to <br />provide the minimum amount of land necessary for the homestead (2.5 acres). Because the home <br />is situated so tar south on the property (approximately 375 feet), a lot 200.feet wide from the <br />street to behind the home would exceed 2.5 acres. The Board of Adjustment granted the variance <br />on October 7, 2004. <br /> <br /> <br />
