Valuation Reduction for Environmental Issues <br />Valuation reduction for environmental issues includes the relationship of the purchase price to the fair <br />market value of the property. <br />The User was not aware of information indicating any reduction in purchase price or fair market value <br />due to environmental issues at this time and until completion of this Phase I ESA. <br />A.3.e. Commonly Known or Reasonably Ascertainable Information <br />Commonly known or reasonably ascertainable information includes information about the Site that <br />generally is known to the public within the community where the Site is located and can be easily sought <br />and found from individuals familiar with the Site or from easily attainable public sources of information. <br />The User was not aware of commonly known or reasonably ascertainable information for the Site except <br />for the past use as a gasoline station. <br />A.3.f. Degree of Obviousness <br />The User must consider the degree of obviousness of the presence or likely presence of releases or <br />threatened releases at the Site and the ability to detect releases or threatened releases by appropriate <br />investigation. <br />The User was not aware of any obvious indications of the presence or likely presence of releases or <br />threatened releases at the Site. <br />B. Records Review <br />The purpose of the records review is to obtain and review records that will help identify recognized <br />environmental conditions in connection with the Site. We consulted only those regulatory and historical <br />sources that were readily available, practically reviewable, and likely to be useful to develop a history of <br />previous uses of the Site and surrounding area within the time and cost constraints of this Phase I ESA. <br />B.1.
