aacordingly in these areas. He likes the cluster concept ~vith the opportunity of green spaces and
the opportunity to develop in the future. If the ordinance can be cleaned up it has value and
merit, and can help them get ahead of the curve on ptamfing and growth in the future.
Commissioner Van Scoy stated he agrees with Commissioner Watson in that this.ordinance is
not consistent with the comprehensive plan and the vision for the City. He does not necessarily
disagree with clustering. He supports Chairperson Nixt with the issues if they do cluster. He
thinks this would set them up for a land rush and the pressure to expand the infrastructure to
support the development will be incredible, and evei'ything the comprehensive plan said was
good will get crushed. He thinks the 2 V2 acre lots should be an option and this takes that away,
which is his primary concern with it. Chairperson Nixt noted a friend just purchased a new home
in the developing outlying areas of Shakopee on 2 ½ acres. This type of development is not
being phased out of the Metropolitan Service Plan in the outlying areas. Ramsey must be
cautious about how they craft their ordinances, because in many places the 2 ½ acres is an
appropriate land use.

Case #10: Staff Update

Assistant Community Development Director Trudgeon indicated staff will be mailing the
Commissioners the comprehensive water and sewer plans.

Case #11: Zoning Bulletin

There was no discussion.

OTHER COMMISSION BUSINESS

Chairperson Nixt noted the next Planning Commission meeting will be September 2nd.

ADJOURNMENT

Motion by Chairperson Nixt, seconded by Commissioner Brauer, to adjourn the meeting.

Motion.can:ied.
