CASE # 3 <br />REQUEST FOR SKETCH PLAN REVIEW OF RAMSEY OFFICE PARK <br />CASE OF STEVEN FELDMAN AND RIVERSIDE COMPANIES <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />The City received a sketch plan application from Steven Feldman and Riverside <br />Companies to subdivide Outlot A, Rivers Bend 3fd Addition. The subject property is <br />located south of l43rd Avenue, east of Trunk Highway #47, and west of Xkimo Street. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch Plan <br />C ltv Staff review letter dated November 24, 2004 <br /> <br />Notification: <br /> <br />Sketch plans are not subject to a public hearing. Residents within 700 feet of the subject <br />property were notified of the sketch plan and site plan request. A land use sign was also <br />erected on the subject property. <br /> <br />Observations: <br /> <br />The sketch plan is proposin~o to subdivide the subject property into one buildable lot and <br />one outlot. Mr. Feldman submitted a site plan application for the development of a 12,000 <br />square tbot oi-'fice fhcility on the proposed Lot 1. <br /> <br />The newly created lot exceeds the I/2-acre minimum lot size, 100-foot lot width, and 150 <br />lot depth requirements. The standard drainage and utility easements will need to be <br />provided along the perimeter of the new lot. <br /> <br />The grading, drainage, and utility plans :;viii be reviewed as part of the site plan process. <br /> <br />Access will be derived from Xkimo Street. The site plan is not proposing to gain any <br />access fi'om Trunk Highway #47, therefore right, of access along Trunk Highway #47 <br />should be dedicated to the State. In order to limit the number of access points on Xldmo <br />Street. staff is recommending a maximum of two access points be permitted along Xl<imo <br />Str¢:et between 143''° Avenue and 147d Avenue. One of these access points should be <br />located directly across fi'om 143rd Avenue. <br /> <br />Thc (.~'itv'.s master Park and Trail Map shows a pedestrian trail along Highway #47 fi'om <br />.'<]<im~; Street {wi~e,:e the trail terminates on the Holiday Station property) extending to <br /> <br />25 <br /> <br /> <br />
