9. That the lot created for the existing homestead is proposed to have 100 feet of frontage on <br /> Green Valley Road. <br /> <br />10. That the Applicant is requesting a variance to the street frontage requirement to provide the <br /> minimum amount of land necessary for the homestead (2.5 acres). <br /> <br />11. That because the home is situated so far south on the Subject Property (approximately 375 <br /> feet), a lot design that is 200 feet wide at the street, continuing south on the Subject Property <br /> to encompass the dwelling would result in a lot size in excess of 2.5 acres. <br /> <br />12. That if granted, the variance will not adversely impact the existing access onto Green Valley <br /> Road. <br /> <br />13. That the City has previously granted similar variances. <br /> <br />14. That the variance requested is the minimum variance which would alleviate the hardship. <br /> <br />15. That if granted, the variance will not permit a use that is prohibited in the R-1 Rural <br /> Developing District. <br /> <br />16. That the granting of the variance will not grant the Applicant any special privileges that are <br /> denied by this Chapter to other owners of land in the same district. <br /> <br />17. That if granted, the variance will not impair an adequate supply of light and air to adjacent <br /> property. <br /> <br />18. That if granted, the variance will not be materially detrimental to the purposes of this Chapter <br /> or other property in the same zone. <br /> <br />19. That if granted, the variance will not increase the danger of fire, or endanger the public <br /> safety. <br /> <br />20. That if granted, the variance will not unreasonably diminish property values within the <br /> neighborhood. <br /> <br />21. That if granted, the variance will not unreasonably increase the congestion in public streets. <br />22.
