City of Ramsey 2030 Comprehensive Plan <br />Chapter 5: Land Use <br />3. To create an image that is attractive, inviting to both pedestrians and <br />automobiles and displays an identity consistent with the overall <br />community identity. <br />4. To redevelop, improve and clean up underutilized commercial sites <br />along Highway 10. <br />Commercial Policy <br />It is the policy of the City to: <br />1. Allow for the development of community convenience uses at the <br />intersection of Alpine Drive and Highway 47 and County Road 116 <br />and Highway 47. <br />2. Control access to Highway 47 and Highway 10 in order to reduce <br />traffic congestion and improve accessibility to businesses. <br />3. Facilitate private sector redevelopment and rehabilitation of <br />underutilized sites along the Highway 10 corridor. <br />4. Provide safe and convenient access to places to shop from adjacent <br />neighborhoods through pedestrian trails and paths. <br />5. Discourage strip commercial development along the Highway 10 <br />Corridor and seek solutions to traffic problems associated with <br />multiple access points. <br />6. Encourage clustering of commercial development at major <br />intersections that can take advantage of good access to and visibility <br />from the major roadway system. <br />7. Require development within the Mississippi River Corridor to be <br />compatible with the goals and policies of the Mississippi National <br />River and Recreation Area (MNRRA) and the Critical Area Plan. <br />e) Business Park and Office Park <br />The City of Ramsey has an existing industrial park area that consists of a <br />variety of heavy and light industrial uses. This area generally lies east of <br />Ramsey Boulevard and south of Bunker Lake Boulevard and the sanitary <br />landfill. During the early 1990's the AEC Energy Park and Ramsey <br />Business Park 95 opened up new land for industrial development with <br />urban services. These parks have rapidly been filling up and have <br />brought over 1,000 new jobs to the community, many of which were new <br />jobs created in the metropolitan area. <br />Ramsey has a significant supply of available land that is strategically <br />located just north of U.S. Highway 10 and along the BNSF railroad line. <br />The current zoning ordinance designates the majority of this land as <br />Business Warehouse and Industrial property.
