c) <br />d) <br /> <br />Memo from Decker Lumber Company <br />Sketches by Sr. Engineering Technician Johnson and Building Official Huff <br />depicting architectural flow <br /> <br />Recommendation: <br /> <br />City Staff recommends that City Code be amended to increase accessory structure height limits to <br />22 feet on property zoned Rural Residential and to retain the 16 foot height limit on property zoned <br />Urban Residential. The intent of the 22 foot height limit shall not be interpreted to mean that 2- <br />story accessory structures are allowed. Split-level structures are not allowed. Shed and gable <br />dormers which do not exceed one third of the length of the bearing wall below shall be allowed in <br />the upper level (attic area). However, the construction of knee wails and or cripple walls on the <br />perimeter of the upper level is prohibited. <br /> <br />Com~nission Action: <br /> <br />Motion to direct the City Attorney to draft an ordinance for the Planning and Zoning Commission <br />to review, to amend the City Code to increase accessory structure height limits to 22 feet for <br />property zoned Rural Residential, retain the 16 foot height limit on property zoned urban <br />residential, prohibit knee walls and cripple walls for accessory structures, and permit the use of <br />dormers which do not exceed one third of the bearing wall length. <br /> <br />Review Checklist <br /> <br />Building Official <br />Zoning Administrator <br />City Engineer <br /> <br />PZ:2-5-91 <br /> <br /> <br />
