CASE # ~.

CASE

REQUEST FOR SITE PLAN REVIEW;
OF DANNY'S ALUMINUM PROCESSING, INC.,
MR. DANIEL KARST, JR.
By: Zoning Administrator Sylvia Frolik

Background:

Mr. Daniel Karst of Danny's Aluminum Processing, Inc., is requesting site plan review to
construct a 5,800 square foot addition to his existing building at 14050 Basalt Street N.W. (Lot 1,
Block 4, Gateway North Industrial Park Plat 2) and hard surfacing a portion of Lots 2, 3 and 4 for
customer/employee/equipment off-street parking and storage. The property is zoned I-1 Industrial
and use of Lots 2, 3 and 4 for off-street parking and exterior storage is permitted as an accessory
use under that zoning.

As you recall, the City has issued a conditional use permit (CUP) to Mr. Karst for an aluminum
processing facility. That CUP prohibits Mr. Karst from disassembling engines and transmissions
on the site. Mr. Karst has stated that the purpose of this site plan is to provide adequate building
space to be able to accommodate disassembly of engines and transmissions indoors. Mr. Karst
has also applied for a conditional use permit amendment to allow for the disassembly of engines
and transmissions on site. The additional building space gained will also provide the opportunity
to conduct more of the feedstock processing indoors.

With regard to Lots 2, 3 and 4, Mr. Karst is proposing to hard surface a portion of those lots for
employee and visitor off-street parking. He is also proposing to hard surface and fence in a 60' x
200' area to be used for parking of macks, tractors, trailers and lugger boxes.

The following items are enclosed for your information:

a)
b)

c)
d)
e)

Site location map
Written documentation supporting site plan and conditional use permit application
dated March, 1991
Site Plan
Floor Plan
City Engineer's Review letter dated April 8, 1991

Observations:

On March 15, 1991, the City of Ramsey received an application for site plan review and
conditional use permit amendment from Daniel Karst of Danny's Aluminum Processing, Inc.
Under Mr. Karst's current CUP, he was required to approach the City with the necessary
applications to address operations on Lots 2, 3 and 4 relating to his aluminum processing facility.
