With respect to the impact to properties being rezoned from B-1 Business to RB-Rural Business,
those properties would lose Funeral Homes and Adult Uses Accessory as permitted uses. Animal
Clinics would be restricted to those without kennels. These properties would gain Open and
Outdoor Storage as an accessory use. There is a potential impact here to stores that currently have
Adult Uses Accessory. Under the B-1 zoning, Adult Uses Accessory is permitted. However,
under Rural Business zoning, Adult Uses Accessory is not permitted and that portion of their
operation would have to be amortized out. The City Attorney will have a written opinion available
at the meeting regarding this issue.

Recommendation:

City Staff recommends approval of the rezoning.

Commission Action:

Motion to:
Adopt Findings of Fact #__
1991.

relating to rezonings initiated by the City of Ramsey in

-and-

Motion to:
Recommend that City Council adopt an ordinance to rezone certain properties from B-1
Business and I-Industrial to RB Rural Business and RI Rural Industrial.

Review Checklist:

PZ: 12/3/91

City Administrator
Zoning Administrator
City Engineer
