CASE # 5 <br /> <br /> FOR SKETCH PLAN REVIEW OF FLEISCHER'S 2ND <br />REQUEST <br /> ADDITION; <br /> CASE OF JACK MENKVELD, <br /> , ~ NORTH SUBURBAN DEVELOPMENT COMPANY <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />As you maY rec~all, on J.u, lY 3, 1990, a sketch plan was presented to the Planning and Zoning <br />Commission for Fleischer s 2nd Addition. At that time, the Commission made recommendations <br />for changes ir! the plat and adwsed the developer to submit a revised sketch plan. Since' that time, <br />Jack Menk,)~i~d o~' North Suburban Development Company has taken action to acquire the subject <br />property from.D~loras Fleischer. In accordance with the Commission's direction in 1990, Jack <br />Menkveld has s ~t~mitted a revised sketch plan. The subject property consists of approximately <br />47.75 acres to beldeveloped with 92 single family lots. <br /> <br />Observations: <br />The subject PropC_ny is zoned R-1 Urban Residential and is proposed to be developed with sanitary <br />sewe,' and m'ru~nicipal water. Not all of the lots in the plat appear to meet the minimum dimension <br />and area reqiljre~ents. Staff notes that this is only the sketch plan stage, but the developer needs <br />to be aware ~hat a.ttention must be given to this item in the preliminary plat. <br /> <br />None of the !0ts lin the plat would access directly onto Nowthen Blvd. However, many of the lots <br />are proposed to a~cess onto the collector street within the plat and this is not a desirable situation. <br />The problem aret~ can be alleviated by providing north/south cul-de-sac streets backing up to the <br />wetland. <br /> <br />In accordance W')th the direction of the Planning Commission in 1990, the east/west streets <br />accessing onto Nowthen Blvd. have been realigned to coordinate with like streets accessing onto <br />Nowthen Bl~d. fl'om Wood Pond Hills on the west side of Nowthen Blvd. A through street has <br />also been prtbgideii to the north boundary of the plat. <br /> <br />Protected Wetlan[d #2-658W is located on the north end of the plat.
