CASE # 3 <br />REQUEST TO REZONE CERTAIN PROPERTY FROM R-1 URBAN <br />RESIDEi~TI~L TO R-3 URBAN RESIDENTIAL AND CERTAIN PROPERTY <br />FROM R~ ~BAN RESIDENTIAL TO R-1 URBAN RESIDENTIAL; CASE OF <br />DOLOROUS ~LEISCHER, ROBERT BERNSTROM AND NORTH SUBURBAN <br /> : ~ DEVELOPMENT COMPANY <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />As you know i~::k Menkveld of North Suburban Development Company is in the process of <br />acquiring and pu~uing development of Fleischer's 2nd Addition. In designing the plat, it became <br />evident that !l~ ~ s{jutheastem area would be more workable with the acquisi, tion of a small piece of <br />the adjacent p °P~rty from Robert Bemstrom. Robert Bernstrom is proposing to sell the remainder <br />of his parcelil~, L~.'rd of Life in the near future so that the church will gain some additional frontage <br />on Nowthen ]1~.. Robert Bernstrom agreed to a portion of his property being platted into <br />Fleischer's 29~{1 Aildition in exchange for Outlot B of Fleischer's Addition. With the acquisition of <br />Outlot B, Ma)~i B~mstrom's parcel would gain additional frontage on Nowthen Blvd. N.W. and <br />make it even mor~ desirable for the church's purposes. <br /> <br />ObservatiOns: <br /> <br />The parcel toi be acquired from Robert Bernstrom for inclusion in Fleischer's 2nd Addition is <br />zoned R-3 Llrbani-Residential and needs to be rezoned to R-1 Urban Residential for development <br />with single f~mil~ urban residential lots. The outlot to be conveyed to Robert Bernstrom for <br />combination ~,,it~" his existing R-3 Urban Residential lot is zoned R-1 Urban Residential. Mr. <br />Bernstrom W~uld~ like the outlot rezoned to R-3 Urban residential to match the zoning of his <br />existing parcel. <br /> <br />The following! items are enclosed for your information: <br /> <br /> a) Site location map depicting proposed rezonings <br /> b) ~ PrOposed findings of fact <br />RecommendatiOn: <br />City Staff ree°mmends approval of the proposed rezonings. <br /> <br /> Commis~on Action: <br /> Motion to: <br /> RecO .mrn¢i~d that City Council adopt the proposed findings of fact relating to a request for <br /> rezoning [ay North Suburban Development Company, Doloras Fleischer and Robert <br /> Berns~om. <br /> <br />-and- <br /> <br />Motion to:. <br />Reco ~'~tr~rne~ld that City Council adopt an ordinance approving the request for rezoning from <br />North Sub,ban Development Company, Doloras Fleischer and Robert Bemstrom. <br /> <br />Review Checklist: <br />PZ: 5/5/92 <br /> <br />City Administrator <br />City Engineer <br /> <br /> <br />
