The code amendments of 1990 substantially increase the probability that various land uses will <br />require a conditional use permit. In the past, there have been discussions regarding the need to <br />reduce the nu~b~ of conditional use permits being processed and streamline the system for both <br />the applicant and City Staff. One way to accomplish this is to convert to performance zoning and <br />eliminate those regulations which cause the need for a conditional use permi,t. If you look at the B- <br />3 District reg01ations, for instance, you will see that in addition to naming permitted uses', it lists <br />the uses that,m~ ay ~be developed with a conditional use permit if they meet the criteria listed If we <br />have determined [hat these additional condinonal uses are appropriate along the h~ghway and under <br />what conditiO}Ss, then why require a conditional use permit? <br /> <br />Recommendation: <br /> <br />Review the B~3 Highway Business District regulations enclosed and be prepared to give City Staff <br />direction for drafting an ordinance to amend same.
