At this writing, the proposed ordinance <br />has been introduced and is scheduled for adoption on January 12, 1993. For the purposes of <br />consistency, ! the Planning Commission directed me to proceed to reformat and propose <br />amendments to the B-2 Business District regulations based on your discussion of the B-2 District <br />at your regul~ meeting in December and in accordance with the changes made to the B-3 District. <br />For your information and review, a copy of the existing and proposed B-2 regulations are <br />enclosed. <br /> <br />Observations: <br /> <br />"Essential Services' was eliminated from the list of Permitted Uses in Subdivision 2. <br /> <br />Also in Subdivision 2, those uses which are currently listed as 'conditional uses' contingent upon <br />meeting certain criteria have been revised to be 'permitted uses'. They are convenience store with <br />gasoline and retail and service activities without outside storage, sales, service or rental. The items <br />that were listed as criteria for conditional uses were incorporated into Subdivision 4 (Standards). <br /> <br />Language was also eliminated that restricted all convenience or deli foods to be of the take-out type <br />only. In addition, the square footage of the business use allowed for convenience or deli food <br />service was increased from 15% to 20% to allow for on-site consumption of foods on a limited <br />basis. <br /> <br />As with the 13-3 District, all properties deficient of the required site improvements (pavement and <br />curbing) will,have until January 1, 1997 to get into compliance. <br /> <br />Recommendation: <br /> <br />City Staff recommends forwarding the proposed ordinance to Council for introduction and <br />adoption. <br /> <br />Corn, mission Action: <br /> <br />MotiOn to: <br />Recommend that City Council adopt the proposed ordinance to amend the B~2 13usiness <br />District regulations. <br /> <br />Review Checklist: <br /> <br />P&Z: <br /> <br />City Administrator <br />City Attomey <br />Zoning Administrator <br /> <br />1/5/93 <br /> <br /> <br />
