The rezoning met with opposition from owners of B-1 property
outside the u ,rban area that did not want their zoning title changed. Staff was directed to merge the
RB District with the B- 1 District and qualify what could and could not happen based on whether or
not the prope/ty was served by municipal water and sanitary sewer.

Observations:

As I mentioned in a previous case, the merging of the B-1 Business and Rural Business districts
will require r~pealing the Rural Business District, deleting references to Rural Business from City
Code, and amending the zoning map to rezone Rural Business properties to B-1 Business. The
proposed ordiimnce to accomplish these items is enclosed for your review.

Recommendation:

City Staff recommends adoption of the proposed ordinance.

Commission Action:

Motion to:
Recoramend that City Council adopt an ordinance to repeal the Rural Business District and
rezone Rural Business properties to B-1 Business.

Review Checklist:

P&Z:

City Administrator
City Attorney
Zoning Administrator

2/2/93

113
