I <br /> <br />CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF CHESTNUT WOODS; <br /> CASE OF JOHN PETERSON, GOOD VALUE HOMES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />John Peterson is requesting sketch plan review of a minor subdivision to replat Lot 4, Block 2, <br />Chestnut Hill into two lots. The lot to be subdivided is one of the lots located on the private <br />penninnsula in Chestnut Hill. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed subdivision <br />City Staff review letter dated June 30, 1993 <br /> <br />Observations: <br /> <br />! <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />Although the lot to be subdivided is located on a private road, the new lot created would be <br />required to access Potassium Street N.W. <br /> <br />With the subdivision, the existing lot will continue to meet the 15,000 square foot minimum area <br />requirement for lots adjacent to Ramsey Terrace Pond. The new lot to be created would meet the <br />15,000 squaxe foot requirement if you include the 30 foot easement. However, for all practical <br />purposes that 30 foot easement provides vehicular access to the area much the same as a public <br />roadway and therefore it is staff's opinion that the area devoted to that purpose should not be <br />credited towards the minimum area requirement for the new lot created. Therefore, the new lot <br />created has 11,398 square feet and the common lot line between the two lots should be adjusted <br />accordingly so that both lots contain 15,000 square feet of area. <br /> <br />There is no lateral sewer and water service to the new lot; the developer would provide this as a <br />private develOpment project with no financial participation on the part of the City. <br /> <br />Staff is also recommending that the standard 5 foot wide drainage and utility easement be provided <br />on both sides of the common lot line. <br /> <br />Park dedication will consist of a cash payment for the new lot mated. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the sketch plan contingent upon compliance with City Staff <br />review letter. <br /> <br />Commission Action: <br /> <br />Moti°n to: <br />Approve the sketch plan for Chestnut woods contingent upon compliance with City Staff <br />review letter dated June 30, 1993. <br /> <br />Review Checklist: <br />P&Z: <br /> <br />City Administrator <br />City Engineer <br />7/6/93 <br /> <br />17 <br /> <br /> <br />
