They explained that the market <br />demand is fo~ homes with triple attached garages and they cannot construct those styles of homes <br />on an average urban lot in Ramsey and simultaneously maintain the 10 foot side yard setback on <br />both sides of rthe property and the architectural integrity of the home. The Council directed that the <br />Board of Adjt~stment conduct a special meeting to consider a four (4) foot variance to the side yard <br />setback on th~ garage side for the lots in Amber Ridge. The Council also directed that the Planning <br />and Zoning Commission initiate action to reduce the side yard setback on the garage side from ten <br />(10) feet to six (6) feet. <br /> <br />At it's special meeting on June 7, the Board of Adjustment directed the Zoning Administrator to <br />have a proposed ordinance amendment on the regular Planning and Zoning Agenda for July. The <br />proposed ordinance is enclosed for your review. <br /> <br />Observations: <br /> <br />Staff did research side yard setbacks in other communities. Andover, Anoka, Blaine, Champlin <br />and Coon RaPids all have 5 foot setbacks on the garage side; Elk River has a 6 foot setback on the <br />garage side. Ramsey's Building Official recommends a 6 foot side yard setback on the garage side <br />to avoid consmaetion right on the line of the standard 5 foot wide utility easements along side <br />property lines. <br /> <br />Recommendation: <br /> <br />City Staff recommends reducing the side yard setback to six feet for the uninhabitable portions of <br />structures. <br /> <br />Commission Action: <br /> <br />Motion to: <br />RecOmmend that City Council adopt Ordinance ¢/03- <br />the uninhabitable side of the property to six (6) feet. <br /> <br />__ reducing the side yard setback on <br /> <br />Review Checklist: <br /> <br />P&Z: <br /> <br />City Administrator <br />Building Official <br /> <br />7/6/93 <br /> <br /> <br />
