CASE # q <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF CHESTNUT RIDGE; <br />CASE OF JOHN PETERSON, GOOD VALUE HOMES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On June 7, 1993, the City of Ramsey received an application from Good Value Homes for sketch <br />plan review of Chestnut Ridge which consisted of 35 acres to be subdivided into 58 single family <br />lots. <br /> <br />On July 6, 1993, the Planning Commission tabled sketch plan review of Chestnut Ridge until the <br />alignment of the extension of Sunwood Drive N.W. was resolved with DNR. <br /> <br />On August 30, 1993, the City of Ramsey received an application for preliminary plat approval of <br />Chestnut Ridge that was scaled back to 12 lots and excluded that area potentially impacted by the <br />extension of Sunwood Drive N.W. Seven of the lots were proposed to receive access from a cul- <br />de-sac extension of Krypton Street from Wood Pond Hills. Five of the lots were proposed to <br />receive access from a private drive extending off the end of Krypton Street N.W. <br /> <br />On October 5, the Planning and Zoning Commission conducted a public hearing and at the request <br />of the Developer, tabled action on the proposed preliminary plat of Chesmut Ridge. It was also <br />noted that it may be feasible to construct Krypton Street as a through street, thereby eliminating the <br />excessively long dead-end street and private drive. <br /> <br />On October 26, the City received a revised preliminary plat for Chesmut Ridge. The plat still <br />consisted of 12 single family lots, however, the entirety of Krypton Street was platted as a cut-de- <br />sac constructed to City standards and the concept of the private drive had been eliminated. <br /> <br />On November 4, 1993, the revised preliminary plat was scheduled for review by the Planning <br />Commission. The applicant was not present at the meeting and the case was tabled. <br /> <br />On December 7, 1993, the proposed preliminary plat for Chestnut Ridge was scheduled for review <br />by the Planning and Zoning Commission. Due to the number of items on the agenda, the <br />Commission adjourned prior to reviewing Chestnut Ridge and the case was forwarded to the <br />regular meeting in January. It was noted, however, that it is feasible to span the County ditch and <br />construct Krypton Street N.W. as a through street. <br /> <br />On December 15, 1993, the City received a revised preliminary plat for Chesmut Ridge that <br />included 13 lots and the elimination of the excessively long cul-de-sac by the construction of <br />Krypton St. N.W. as a through street. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />e) <br /> <br />Site location map <br />Proposed preliminary plat dated December 14, 1993 <br />Proposed grading plan dated December 14, 1993 <br />Letter from Parks & Utilities Coordinator Mark Boos to John Peterson, Good <br />Value Homes dated December 23, 1993 <br />City Staff review letter dated December 28, 1993 <br /> <br /> <br />
