CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF PINE SHADOWS, A MINOR <br />SUBDIVISION; CASE OF GERALD BAUER <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Gerald Bauer is requesting a minor subdivision to create one 3.0 acre lot and one 37 acre lot <br />from a 40 acre parcel lying southeast of Whispering Pines Estates Plat 2. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Site location map <br /> b) Sketch plan <br /> c) City Staff review letter dated January 25, 1994 <br /> <br />Observations: <br /> <br />The property is zoned R - 1 Rural Residential and the split is intended to separate the existing <br />homestead from the remaining 37 acres, which will be reserved for future development. The <br />extent of the future development will depend on the outcome of the City's request at the Metro <br />Council for a MUSA expansion. The proposed minor subdivision is in compliance with the cun'ent <br />4 in 40 density regulations. <br /> <br />Both of the lots would receive access from the existing Puma Street N.W. Because Puma Street is <br />currently a dirt roadway, it is Staff's recommendation that Lot 2 be changed to outlot to prevent the <br />creation of an additional buildable lot and more traffic on a dirt street. <br /> <br />In accordance with City Code, park dedication is anticipated to consist of a cash payment for the <br />new lot created. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the minor subdivision. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Accept/deny the sketch plan for Pine Shadows and recommend City Council approve/deny <br />the final plat. <br /> <br />Review Checklist: <br /> <br />City Engineer <br />Zoning Administrator <br /> <br />P&Z: 2/1/94 <br /> <br /> <br />
