CASE <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXPAND AN OUTDOOR <br /> RECREATIONAL FACILITY IN THE INDUSTRIAL DISTRICT <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Ty Ritter of KRS Investments has purchased the outdoor recreational facility formerly known as <br />Cheap Thrills. The facility is located on Lot 2, Block 1, HY-10 Ramsey, just west of the Brooks <br />store on Armstrong Blvd. <br /> <br />Observations: <br /> <br />The subject property is located in the Industrial District and Mr. Ritter is proposing to expand the <br />recreational facility by the addition of batting cages. The use is in the Industrial District because of <br />a conditional use permit issued by the City in 1988 and the conditional use permit process is <br />required in order to expand or enlarge upon the use. <br /> <br />There is sufficient area remaining on the property to install batting cages without encroaching on <br />required off-street parking. <br /> <br />The former property owners defaulted on the requirement to pave the off-street parking area.
