CASE <br /> <br />REQUEST <br /> <br />FOR PRELIMINARY PLAT APPROVAL OF NORTHFORK OAKS; <br /> CASE OF NORTH FORK, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />North Fork, Inc. is requesting preliminary plat approval of another portion of the Northfork <br />P.U.D. located in the northeast comer of the property. The plat is to be named Northfork Oaks <br />and consists of 29 acres proposed to be platted into 14 single family lots. The developer has <br />provided a concept plan for the remaining 70 acres in this particular area to show a compatible <br />development plan with the 14 lots proposed to be platted at this time. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed preliminary plat and grading plan <br />City staff review letter dated August 9, 1994 <br /> <br />Observations: <br /> <br />With the platting of Northfork Oaks, the number of lots will be within the 292 overal approved in <br />the May, 1990 modifications to the P.U.D. All of the lots meet the one acre minimum lot size. <br />Some of the lots on Block 2 do not appear to have the 160 foot width at the road frontage or <br />building setback line. <br /> <br />The lots are proposed to receive public access from the extension of 160th into the plat with a cul- <br />de-sac extending off this through street. The cul-de-sac does not exceed the maximum length <br />standards. Street names need to be applied to the plat. <br /> <br />Park dedication will be determined by the Park Commission on August 11, 1994 in accordance <br />with the May 9, 1989 Northfork Park Dedication Agreement. <br /> <br />A Grading and Drainage Plan has been provided which is generally acceptable. However, this <br />plan should be expanded to include all potential wet areas. An erosion control plan also needs to <br />be provided. <br /> <br />A Tree Preservation and Planting Plan also needs to be provided. <br /> <br />Recommendation: <br /> <br />City Staff recommends that the developer be directed to proceed to final plat stage contingent upon <br />compliance with City Staff review letter dated August 9, 1994. <br /> <br />Motion to: <br />Recommend that City Council grant/deny preliminary plat approval to Northfork Oaks <br />conttingent upon the developer compliance with City Staff Review Letter dated August 9, <br />1994. <br /> <br />Review Checklist: <br /> <br />City Engineer <br />Parks & Utilities Coordinator <br /> <br />PC: 8/11/94 <br /> <br /> <br />
