The
plat consists of two lots and one outlot. The City Council approved the preliminary plat on July
27, 2004. In accordance with the approved preliminary plat, both of the lots meet the minimum
80-foot width requirement and the 100-foot depth requirement. The plat will have no direct
access to Armstrong Boulevard. Appropriately, the plat shows dedication of right-of-access
along Armstrong Boulevard to the county. There will be two accesses to Sunwood Drive; the
eastcrnmost o1' which will be a right-in/right-out only. The Developer will also be required to
construct Zeolite Street. The plat will have one general public access and one truck delivery
access to Zeolite Street. Since the southerly terminus of Zeolite Street will be a temporary dead-
end m~til Civic Center Drive is extended east off of Zeolite Street, the Developer will also be
required to provide a temporary road easement for a vehicle turnaround area. This easement will
be voided when Civic Center Drive is constructed.

City Council/October 12, 2004
