19. <br /> <br />That the proposed development is designed in such a way as to form a desirable and unified <br />environment within its own boundaries, and also will not be detrimental to future land uses <br />in the surrounding areas. <br /> <br />20. That the proposed development is consistent with all other applicable City and State <br /> regulations. <br /> <br />That the following deviations from City Ordinances are found acceptable as part of this <br />PUD; the use of smaller lot sizes and narrower lot widths for the urban-single family lots <br />that would be required if the proposed subdivision was not a PUD, the use of reduced <br />building setbacks that would be required if the proposed subdivision was not a PUD, the <br />use of narrower road right-of-way that would be required if the proposed subdivision was <br />not a PUD, and the exclusive use of private streets through the association-maintained <br />cottages. <br /> <br />22. That the following deviations from City Ordinances regarding constructed road widths are <br /> found acceptable as follows: <br /> <br />a) All public streets shall be 28 feet wide as measured from back of curb to back of <br /> curb and shall have parking restricted to one side of the street. <br />b) The one-way streets around the center green shall be 20 feet wide from back of <br /> curb to back of curb and will not allow any on-street parking. <br />c) The one-way streets on the main north-south road spine entering from Sunwood <br /> Dr. shall be 16 feet wide from back of curb to back of curb and will not allow any <br /> on-street parking. <br />d) The one-way private streets in the cottage area shall be 18 feet from back of curb <br /> to back of curb with parking only allowed in the designated pull-off parking <br /> nodes. <br />e) The two-way private streets in the cottage area shall be 24 feet wide from back of <br /> curb to back of curb and will not allow any on-street parking. <br /> <br />23. <br /> <br />That the deviations from City Code as indicated in Item//21 and 22 of this resolution shall <br />be of the character and magnitude shown and substantially in accordance with Exhibit A as <br />attached to this document and hereinafter incorporated as part of this resolution. <br /> <br />Thc motion for the adoption of the foregoing resolution was duly seconded by Councilmember <br />Elvig, and upon vote being taken thereon, the following voted in favor thereof: <br /> <br />Mayor Gamec <br />Councilmember Cook <br />Councilmember Elvig <br />Councilmember Pearson <br />Councilmember Strommen <br />Councilmember Zimmerman <br /> <br />RESOLUTION #03-02-055 <br /> Page 3 of 4 <br /> <br /> <br />
