No building plans were received by our <br />office so no comments are addressed to the building itself. <br /> <br />The proposed project is located in the I-l, Industrial zone and all <br />adjoining parcels are zoned I-1. <br /> <br />The property consists of two parcels Outlot B & Lot t, Block 3 <br />consisting of 1.79 A. No determination of whether Outlot B is a <br />buildable lot has been made by this office. <br /> <br />The floor elevation of the existing building as well as the <br />proposed expansion of the office and shop is 101.6 meeting the 18" <br />requirement above Co. 116. No elevations are given on Basalt to <br />the west. <br /> <br />Proposed grades are shown on the site plan, however, existing <br />grades are not. In a conversation with the applicant's engineer, <br />Neil Anderson on May 2, 1989, he indicated that approximately 2 to <br />2 1/2 feet of fill would be required for the building expansion. <br />A grading plan showing existing and proposed grades will need to <br />be submitted. Approximately 1100 cubic yards of fill will be <br />required for the project according to Mr. Anderson. <br /> <br />No calculations have been done to show impacts on stormwater runoff <br />from the proposed project since existing conditions are unknown. <br />Generally, the proposed buildings will account for 15.5% of the <br />site (12,096 SF of 77,972 SF of property).
