Please refer to page 5 of the Plan . . . The realignment of the cur- <br /> rent CSAH 5 and Minnesota 47 intersection should be constructed in <br /> the same time frame es the initial "shopping center" or "discount <br /> store" development alluded to in the Plan. <br /> <br />Please refer to pages 24 thru 26 of the Plan . . Even the initial <br />stages of development (shopping facilities 'with 75,000 to 100,000 <br />square feet)'are likely to substantially tax ~he current carrying <br />capacity of Minnesota 47 south of CSAH 5; ie, Commercially success- <br />ful community sized shqpping centers and free standing discount <br />stores in the Twin Cities Metropolitan Area have been found to gen- <br />erate between 45 and 120 vehicle trips per 1,000 square feet of <br />gross floor area per day. Traffic data on Minnesota 47 inthis <br />area is: <br /> <br />1970 ADT 1972 ADT 1974 ADT <br /> <br />South of CSAH 5 <br /> <br />NA NA 3250 <br /> <br />South of County Road <br /> <br />1825 2700 4725 <br /> <br />South of Garfield <br /> <br />2650 6500 8250 <br /> <br />The City should carefully consider the costs of public capital im- <br />provements which may be neoesSar¥ to make Such a development success- <br />ful. <br /> <br /> <br />
