Minimum Side or Rear Yard <br />Abutting any Lot in the <br />R-1 District <br /> <br />Use <br /> <br />3.2 <br /> <br />3.3 <br /> <br />3.4 <br /> <br />20 feet <br /> <br />Offstreet parking spaces and access <br />drives for non-residential uses. <br /> <br />40 feet <br /> <br />Schools and public or semi-public <br />structures. <br /> <br />60 feet <br /> <br />Recreation facilities, entertainment <br />facilities, all business uses, and <br />all industrial uses. <br /> <br />(E) Where adjacent structur.es have front yard set back <br />different from those required, the minimum front yard set <br />back shall be the average of these existing structures. <br /> <br />(F) The minimum site area for townhouse and apartment <br />units listed in 3.4 assumes one bedroom or efficiency units. <br />To this, add 700 square feet for each two bedroom unit, <br />and 1200 squaFe feet for each three or more bedroom unit. <br /> <br />(G) If underground parking is included as part of <br />townhouse and apartment developments, a credit of 300 <br />square feet per unit will be added for the units provided <br />with basement garages. <br /> <br />HEIGHT REGULATIONS: No structure shall exceed 35 feet in <br />height above average ground level unless approved bY the <br />zoning officer. The zoning officer may authorize a variance <br />to the height regulations in any district if: <br /> <br />(A) All front, side, and rear yard depths of buildings <br />are increased one foot for each additional foot of height; <br />or <br /> <br />(B) The structure is any of the following: television and <br />radio towers, church spires, belfries, monuments, tanks, <br />water and fire towers, grain elevators, stage towers and <br />scenery lofts, cooling towers, ornamental towers and spires, <br />chimneys, elevator bulkheads, smokestacks, conveyors, <br />flagpoles, silos, and air conditioning and hea%!ng units. <br /> <br />Notwithstanding any provision of this section, or any other <br />requirement of this Ordinance, no structure shall be allowed <br />to exceed in height the effective-fire protection height <br />capabi.lity of the fife protection provided by the City of <br />Ramsey. <br /> <br />CONDITIONAL USES: The City Council may authorize conditional <br />uses in any district which will not be detrimental to the <br />integrity of the district, if all of the conditions and <br />provisions of Section 6 hereinafter are met. <br /> <br />Area standards and permitted uses for all districts except "U <br />Districts are as designated in Sections ~.4(1) through 3.4(4). <br /> <br />-4- <br /> <br /> <br />
