SECTION 4 - GENERAL REGULATIONS FOR ALL DISTRICTS <br /> <br />4.1 <br /> <br />4.2 <br /> <br />NON-CONFORMING USES: The following provisions shall apply to <br />all non-conforming uses: <br /> <br />(~) A non-conforming use may be continued but may not be <br />extended, expanded, or changed unless to a conforming use, <br />except as permitted by the Board of Adjustment in accor- <br />dance with the provisions of this Ordinance. <br /> <br />(B) A zoning certificate must be obtained within sixty <br />(6~) days after notification to the zoning officer by the <br />owner of any non-conforming use as evidence that the use <br />lawfully existed prior to the adoption of the provision <br />which made the use non-conforming~ <br /> <br />(C) Any non-conforming structure damaged by fire, flood, <br />explosion, or other casualty may be reconstructed and used <br />as before if such reconstruction is performed within twelve <br />(12) months of such casualty, and if the restored structure <br />has no greater coverage and contains no greater cubic <br />content than before such casualty. <br /> <br />(D) In the event that any non-conforming use, conducted <br />in a structure or otherwise, ceases, for whatever reason,_ <br />for a period of one year, or is abandoned for any period, <br />such non-conforming use shall not be resumed. <br /> <br />(E) Normal maintenance of a non-conforming structure is <br />acceptable including nob-structural repairs and incidental <br />maintenance. <br /> <br />ACCESSORY USES' <br />USES' <br /> <br />The following provisions shall apply to accessory <br /> <br />(A) Accessory farm buildings shall not be erected within <br />100 feet of a neighboring property. <br /> <br />(B) Accessory Buildings detached, residential districts. <br />Ail detached accessory buildings shall be located in the <br />side or rear yards. When located within ten (10) feet of <br />the side or rear wall of the principal building they shall <br />comply with all yard requirements applicable to the prin- <br />cipal building in the district. <br /> <br />A detached accessory building on a corner lot shall not <br />project beyond the side yard setback requirement of the <br />principal building. <br /> <br />Detached accessory buildings in Residential Districts <br />shall not exceed one (1) story or sixteen (16) feet in <br />height. <br /> <br /> <br />
