REZONING PROCEDURE <br /> <br />l) <br /> <br />Pre-application Meeting - The petitioner shall meet <br />with City staff to discuss his proposal and City re- <br />quirements. <br /> <br />2) Complete application form provided. <br /> <br />Upon application for rezoning, the petitioner shall pre- <br />sent 3 copies of a General Development Plan. This plan <br />shall be conceptual rendering only and shall not require <br />the fine detail of a site plan. The General Development <br />Plan shall be drawn to scale with topography of a contour <br />interval not greater than two (2) feet and show the <br />following when applicable: <br /> <br />a) The proposed site with reference to existing develop- <br /> ment on adjacent properties. <br /> <br />b) General location of proposed structures. <br /> <br />c) Tentative street arrangements, both public and private. <br /> <br />d) Amenities to be provided such as recreational areas, <br /> open space, walkways, etc. <br /> <br />e) Tentative plat showing proposed streets and parks in <br /> relationship to the proposed development. <br /> <br />f) General location of parking areas. <br /> <br />g) Proposals for availability of public sanitary sewer, <br /> water, and storm drainage. <br /> <br />h) A statement showing the proposed density of the pro- <br /> ject with the method of calculating said density also <br /> shown. <br /> <br />Payment of a fee as determined by resolution of the City <br />Council which is commensurate with the cost of processing <br />this application. <br /> <br />The staff shall review and make recommendations to the <br />Planning Commission for their review and action. If a <br />conceptual rendering is needed, l0 copies (or one 8 1/2" <br />x ll") shall be provided by the applicant. The applicant <br />shall receive a copy of the staff report when copies are <br />distributed to the Planning Commission. <br /> <br />6) After the Planning Commission holds a public hearing, it <br /> makes a recommendation on the rezoning application to the <br /> City Council. <br /> <br />The City Council will make the final determination as to <br />whether the permit will be granted and under what condi- <br />tions. <br /> 92 <br /> <br /> <br />
