It is noted that <br />the submittal'refers to the Pond Building as Phase 1. Earlier this year, site plan apProval was <br />granted to 3 commercial buildings for this same parcel. For ease in differentiating between the <br />previous site plan and the current submittal, Staff will refer to the review of the Coborn's, <br />Gateway and Corner retail buildings as Phase 1 and the review of the Pond Building will be <br />ret'erred to as Phase 2. It is recommended that the title page of the submittal be amended to <br />Phase 2 accordingly. We offer the following comments: <br /> <br />General Site Information: The.site is legally described as Outlot [, Ramsey Town Center, and <br />is generally located east of Armstrong Blvd. N.W. and south of Sunwood Drive. The Cky <br />recently approved a replat of the property to Lots 1 and 2, and Outlot A, Block 1, Ramsey Town <br />Center 3rd Addition. The Pond Building is the 4th commercial building to be developed on Lot 1 <br />and will be located in the southwest corner of the site, adjacent to the pond. A Conditional Use <br />Permit was granted during the Phase 1 review process for multiple main buildings on one lot. <br /> <br />General Proposal Information: The. site plan is proposing to construct a 9,200 square foot <br />multi-tenant t'estaurant building. <br /> <br />Zoning: The site is currently zoned TC-2 and general retail is a permitted use. <br /> <br />Access: As noted in the site plan review tbr Phase 1, Lot 1 will have 2 accesses onto Sunwood <br />Drive and 1 access onto Zeolite Street N.W. <br /> <br />Building Height: The TC-2 District states buildings must be 1 -3 stories in height. The proposed <br />structure is one story and there~bre meets the height requirements. <br /> <br /> <br />
